Estate and move-out clearances are priced load by load on the same published scale. A single apartment rarely needs more than half a truck, while a full house usually runs several loads in the same visit. You hear the total before anything is loaded, and nothing is booked until you agree to it.

Estate clearances in Toronto almost always run against a date. The house is sold, the closing is fixed, and the people handling it often live in another city or are working through it on top of a full week. That is why we start with the date, not the volume.
The usual pattern is a family that has taken what it wants and needs the rest gone in one go. Older detached houses in Etobicoke, North York and Scarborough tend to hold the most: a furnished main floor, a full basement, a garage and sometimes a shed, with sixty years of storage behind them. Those are booked as one visit with a larger crew, and they usually take most of a day.
Tenant move-outs and downsizing work are smaller but just as tied to a date. A landlord needs a unit cleared and swept before it can be shown again. A parent moving to a smaller place needs the rest of the house empty before possession. In either case, if you cannot be there, a key and a written list of what stays is enough for the crew to finish the job.
Frequently asked questions
No. Many estate clearances are done with nobody from the family on site. Leave a key with a neighbour, realtor or lockbox, and give us a written list of anything that stays. The list needs to be specific, room by room, so nothing is left to judgement.
A week out is worth it for a whole property, and more if the date is fixed. Whole-house clearances take a crew off the schedule for most of a day, so there are fewer of those slots than single-room bookings. Spring and early autumn fill first, so book before you finish sorting.
Usable furniture is separated from the load for donation, and metal and electronics are pulled out for recycling. If the family wants particular pieces to go to a specific charity or relative, arrange that before our visit, because those pickups usually need more notice than we do.
Yes, once you have the right to dispose of the contents under your tenancy situation. That part is between you and the tenant, and we do not advise on it. Once it is settled, we clear the unit, sweep it, and leave it ready to show.
Documents, photographs, jewellery, keys and anything of sentimental value. Check drawers, pockets, books and the backs of closets. Also set aside paint, solvents, propane and other hazardous materials, because they cannot go on the truck and need a municipal depot instead.
Most of a day for a furnished house with a basement and garage, using a larger crew. A one-bedroom apartment is usually one to two hours. Tight access, a third-floor walk-up or a long carry from the back of the property adds time.
